Naperville housing and HVAC
Most homes are two-story colonials with full basements, gas furnaces and central AC, often with two systems or zoning in larger homes. Many 1980s and 1990s homes are on second-generation equipment and original ductwork.
Naperville has cold, snowy winters with polar vortex cold snaps and hot, humid summers with highs in the mid-80s. Spring storms bring hail and tornado warnings, including the 2021 tornado that hit the south side.
Permits and seasonal timing in Naperville
The City of Naperville Transportation, Engineering and Development Business Group issues mechanical permits, and ComEd and Nicor Gas have offered efficiency rebates. Book furnace service in early fall.
Aging subdivision systems
Many homes from the 1980s and 1990s have furnaces and AC units nearing the end of their life, often failing in the first heat wave or cold snap.
Upstairs comfort
Large two-story homes often have hot upstairs bedrooms in summer and cool basements, which zoning or duct balancing can improve.
Storm damage
Hail and tornado-strength winds can damage outdoor units and line sets.
